TERMS AND CONDITIONS
THE BLUE PARROT
1. SECURITY/DAMAGE DEPOSITS
Guests agree that the $500 reservation/security deposit paid to secure the rental will be held to cover any breakages, damage or excess cleaning cost required by their stay in the home and use of the golf cart included in the rental. The owner will return the full deposit to the guests subject to a satisfactory inspection of the home and golf cart by the property manager (within 2 weeks of departure date). The guest will be fully responsible for the return of the golf cart as it was turned over to the guest, except for normal wear from the operation of the golf cart. The guest who makes the arrangement for this rental shall be fully responsible for any of the other parties involved in this reservation.
2. OCCUPANCY
Occupancy is restricted to the stated limit of NINE. Please do not over-occupy the home. The guests agree that they will be in default of this agreement if they have more guests in the accommodation than the accommodation will allow. The owner will rent only to family groups, married couples, and responsible adults over the age of 21. Violations of the above limitations on renters will be ground for immediate eviction without refund of rent or deposit.
3. NO PETS and NO SMOKING ALLOWED
There are no pets allowed. There is absolutely no smoking within the house. If evidence of smoking is found within the premises, your deposit/rent will be forfeited and you will be asked to leave. While smoking is permitted on the deck and outdoor areas, guests are cautioned to dispose of their cigars/cigarettes responsibly, with due respect for the environment.
4. RESERVATIONS/CANCELLATIONS
A $500 deposit is required to secure the reservation, after which the amount will serve as the security deposit. Confirmation of reservation will normally be made within 10 days of receipt of deposit. The balance of the account is payable in full 60 days prior to the date of arrival, or the due date specified in this agreement. The owner reserves the right to cancel the reservation if payment is not received by the due date.
The payment is refundable, less a $50.00 cancellation fee, if cancelled 60 days prior to your scheduled arrival. If cancellation is received between 30 and 60 days prior to arrival date, 25% of the total payment will be forfeited, unless the owner re-rents the home for the dates confirmed to guest. If cancellation is received less than 30 days, 75% of the total payment will be forfeited, unless the home is re-rented for the dates confirmed to guest. There will always be a $50 cancellation fee for all reservations cancelled within the terms stated above.
There are no refunds for early departure. Reimbursement for hurricanes will be given only under mandatory evacuation ordered by county officials. Date changes must be received 30 days prior to the reservation for your deposit to be transferred, in the event that the change can be accommodated.
4. CHECK-IN/CHECK-OUT
Unless otherwise noted on page 1 of this agreement, the home cannot be occupied before 3:00p.m. on the day of check-in, and guests agree that checkout time is 11:00a.m.
5. GOLF CART
The guests understand that drivers must be 16 or older, and guests must not abuse the cart. If underage drivers are allowed to drive the cart, it will result in the loss of cart privileges for the entire party for the duration of the rental.
6. KEYS
The Property Manager will supply guests with TWO sets of keys to the house, and ONE set of keys for the golf cart. There is a $10 fee for any key that is not returned, which will be withheld from the security deposit.
7. CLEANING
Normal cleaning of the home upon guest departure is included in the rental fee. If guests wish to have the home cleaned during their stay, they can make such arrangements with the Property Manager for an additional charge.
8. SUPPLIES
A housekeeping supply package is included in your rental which includes ample supplies for your stay. These include: Bedding; Linens, bath towels, beach towels, toilet and facial tissue, soaps (bath, kitchen, and laundry) and garbage bags. Owner will be happy to supply a more complete inventory of furnishings to guests upon request
9. BBQ GRILL
A charcoal BBQ grill is supplied for use in outside ground area it is placed in ONLY. Outdoor grills are PROHIBITED on decks, porches, or balconies of the home. Charcoal is not provided.
10. NOISE/NUISANCE
The owner reserves the right to decline to accept or retain any person as a guest whose conduct is disruptive, unlawful, unsafe, or disruptive to neighbors.
11. RIGHT OF ENTRY
The Property Manager shall have the right to enter the property at reasonable hours for the purpose of making repairs.
12. LIABILITY and DAMAGE
Guest(s) shall indemnify and hold OWNER and BARRY BUNDRUM PROPERTY MANAGEMENT free and harmless from any and all liability, claims loss, damage or expenses arising by reason of any injury, death, or property damage sustained by any person including the Guest(s) or any agent or employee of the Guest(s) where such injury, death, or property damage is caused by a negligent or intentional act of Guest(s). The guests agree to protect, defend, indemnify and hold the OWNER harmless for any liabilities for damages and/or personal injury arising out of the use of the owner’s rental property or owner’s golf cart.
I AGREE TO THE LISTED ABOVE RENTAL TERMS AND CONDITIONS FOR VACATION RENTAL OF BLUE PARROT AND AGREE TO BE RESPONSIBLE FOR ANY DAMAGES MY GROUP MAY INCUR DURING OUR STAY. MY SECURITY DEPOSIT CAN BE USED FOR REIMBURSEMENT OF DAMAGES TO HOUSE OR CART IF NECESSARY.
THE UNDERSIGNED ACKNOWLEDGES THAT HE/SHE HAS READ AND AGREES TO ALL TERMS AND CONDITIONS CONTAINED HEREIN.
